Insulated render

Insulated render systems for new-build housing

JMC Drywall Ltd installs insulated render systems on new-build housing across Essex, Suffolk, Norfolk, Cambridgeshire, Hertfordshire and East London, from its base in Tiptree. This work is new build only. We do not take insulated render or external wall insulation on existing homes. We are on the installer register of Saint-Gobain Weber and have traded since 1998.

What the package covers

  • Insulated render systems on new-build homes
  • Insulation board fixed with adhesive and mechanical fixings to the system design
  • Starter tracks, beads and trims
  • Reinforced base coat with mesh
  • Finish coat in the specified colour and texture
  • Openings and reveals to the manufacturer's details

New-build schemes only

JMC Drywall installs insulated render on new-build homes only. We do not take external wall insulation or insulated render on existing homes, occupied or empty.

On a new build the system is chosen with the wall. The openings, sills and base of the wall can then be detailed for it before the first block is laid.

Where insulated render goes wrong

Most failures are at the edges. Openings, the base of the wall and anything fixed through the finish are where water gets behind the system and where cracks start.

An insulated render system is tested as a set. Mixing the insulation, mesh or finish of different makers leaves a wall that matches no tested build-up.

  • Sills too short to throw water past the finished face
  • No diagonal mesh at the corners of openings, so cracks run from them
  • Board joints lined up with the edges of openings
  • No starter track or base bead to hold the system clear of the ground
  • Meter boxes, flues and downpipe fixings added after the finish coat
  • Components from different manufacturers in one wall

What the specification decides

The designer chooses the system, the insulation type and thickness, the fixing pattern and the finish. Insulation type is also a fire design question, and there the designer and the system manufacturer have the say.

We install the build-up the specification names, to the manufacturer's details. Manufacturers often tie their system guarantee to an approved installer, so check the terms for the system on your specification.

How insulated render fits the build sequence

Windows, door frames and sill details come before the boards, and the scaffold has to stand far enough off the wall to take the insulation as well as the render. Anything that passes through the wall needs planning before boarding, so its fixings and seals are part of the system.

Once the finish coat is on, nobody can see the boards, fixings or mesh behind it. Our contracts manager signs off each plot on a cloud-based quality system with photographs of the work, and the records in Site Audit Pro are yours on request.

What we need to price insulated render

Send the drawings, specification, inclusions list, scope and programme, with the elevations and the details at openings. The system, the insulation thickness, the finish and who provides the scaffold shape the price.

The price is returned by your tender deadline.

Questions

What buyers ask us

Does JMC Drywall install external wall insulation on existing homes?
No. JMC Drywall Ltd installs insulated render systems on new-build housing only, across Essex, Suffolk, Norfolk, Cambridgeshire, Hertfordshire and East London. It does not take external wall insulation or insulated render on existing homes, occupied or empty. For a new-build scheme, it is on the installer register of Saint-Gobain Weber and prices the system your specification names.
What is an insulated render system?
An insulated render system is insulation board fixed to the outside of the wall, then a base coat with reinforcing mesh and a finish coat of render. Board, adhesive, fixings, mesh, beads and render are specified by one system manufacturer and assessed together as a kit. On a new build it adds insulation to the outside of the wall, and the render becomes the finished face of the home.
Which insulation goes behind insulated render?
The specification decides. Expanded polystyrene and mineral wool are the two boards most often used behind insulated render, and they differ in weight, cost and how they behave in a fire. The choice is part of the fire design for the building, so it rests with the designer and the system manufacturer, and the fixing pattern follows the system.
Why do sills and openings matter so much on insulated render?
Openings are where water and cracks get in. The insulation moves the face of the wall outwards, so sills must be long enough to throw water clear of the finished face, and the corners of openings need extra mesh to resist cracking. On a new build these details can be drawn before the windows are ordered, which costs far less than putting them right afterwards.
Do you also render without insulation?
Yes. We apply through coloured monocouche render straight to blockwork, with no insulation layer. Render is on five of our current schemes, including Castleton Grange in Eye, 127 homes for Persimmon Homes, where we are on site now. The render page covers that work in full.
