What a bad dry liner costs a housebuilder

A dry liner who falls behind stops every trade that follows. Second fix, kitchens and decoration all wait on the dry lining, and the plot slips on your build programme.

It does not end at programme. The costs land on your site team, your customer scores and, in the end, the sale.

What slips when the dry lining slips
What slipsWho pays for it
Dry lining on the plotEvery trade behind us, from second fix to decoration
Build stage datesYour site team, whose bonus is tied to them
InspectionsYour site manager, when the inspector has to come back

How we run a volume site

Each site has a named contracts manager who is on it often and deals with your site manager direct. Plots are photographed on our cloud-based quality system and signed off by that contracts manager before we tell you they are ready.

The photographs are held in Site Audit Pro, and you can have them whenever you ask. Your site manager has enough to chase without chasing us.

Our quote is our quote.

Housebuilders we work for

Our housebuilder clients include Taylor Wimpey, Persimmon Homes, Countryside Partnerships, Vistry, Crest, Dandara, Allison Homes and Lovell Homes.

For Taylor Wimpey we are on site at Samphire Meadows in Frinton, 231 homes, and at Wivenhoe. For Persimmon Homes we are on site at Castleton Grange in Eye, 127 homes. For Countryside Partnerships we handed over 66 homes at Beaulieu Park in Chelmsford.

Housing association schemes

We work directly for Orbit Homes, on six schemes totalling 842 homes. We are on site now at Harolds Gate in Harleston, 162 homes, every one affordable, and at Victoria Gardens in Great Plumstead and Dovecote Gardens in Spixworth.

On other housing association schemes, the main contractor building them picks the dry liner and we work for that contractor. Orbit Homes asks nothing of us that a housebuilder does not. The same accreditations, plot checks and records apply on every scheme we run.

Labour for large sites and long phases

Westcombe Park in Heybridge is 450 homes for Countryside Partnerships, with four trades from us and a contract worth £3.5m. We are on site there until 2028, alongside 20 other live sites.

Send the programme with the tender pack. You get a straight answer on whether we have the gangs to hold it, before you put us on the order.

Questions

What buyers ask us

Which new build dry lining contractors work for national housebuilders in Essex?
JMC Drywall Ltd, of Tiptree, works for housebuilders including Taylor Wimpey, Persimmon Homes, Countryside Partnerships, Vistry, Crest and Dandara. In Essex it is on site at Westcombe Park in Heybridge, 450 homes for Countryside Partnerships, and Samphire Meadows in Frinton, 231 homes for Taylor Wimpey. It is on 21 live sites.
Can a dry lining sub-contractor take plastering, screed and render as well?
Yes. We price dry lining, tape and jointing, plastering, floor screed, render and metal stud partitions separately or together under one sub-contract. At Westcombe Park we carry out dry lining, metal stud partitions, tape and jointing and floor screed on 450 homes for Countryside Partnerships, with a full-time, non-working site manager managing our service delivery, alongside a dedicated customer care technician on site.
Will the dry lining price change once you are on site?
The price we tender is the price we work to. It is built from the drawings, specification, inclusions list, scope and programme in your tender pack, and it reaches you by the deadline the tender sets. If the scope itself changes after the order is placed, that change is priced as a variation.
How fast are customer care defects dealt with after a home is sold?
Our customer care administrator answers each request within 24 hours. Defects are dealt with inside the times your own customer care charter sets. Because each plot was photographed and signed off before handover, the record in Site Audit Pro shows the state the work was left in, which you can have on request.
Which dry lining contractors work for housing associations in Norfolk and Suffolk?
JMC Drywall Ltd, based in Tiptree, Essex, works directly for Orbit Homes on six schemes in Norfolk and Suffolk, totalling 842 homes. They include Harolds Gate in Harleston, 162 affordable homes, and Brook Gardens in Elmswell, 65 affordable homes. On other housing association schemes, JMC works for the main contractor building them.
How far from Tiptree will you work on a housing site?
Within three hours of our office in Tiptree, Essex, which covers Essex, Suffolk, Norfolk, Cambridgeshire, Hertfordshire and East London. Current schemes run from Heybridge, about 8 miles by road, to Frinton, about 32 miles, and up to Harleston, about 58 miles. Norwich is about 70 miles by road, with Victoria Gardens and Dovecote Gardens just outside it.
