Dry lining

Dry lining contractors for new-build housing

JMC Drywall Ltd is a dry lining contractor for new-build housing, based in Tiptree, Essex, and working across Essex, Suffolk, Norfolk, Cambridgeshire, Hertfordshire and East London. We board walls and ceilings plot by plot for housebuilders, housing associations and main contractors. Dry lining is on every current scheme we name.

What the package covers

  • Plasterboard to walls, on dabs or mechanically fixed
  • Plasterboard to ceilings
  • Fire rated linings to the specification
  • Moisture resistant board to kitchens and bathrooms
  • Acoustic linings to separating walls and floors
  • Insulated linings to external walls
  • Garage and integral garage ceilings
  • Boxing to soil stacks and services

What goes wrong with dry lining on a housing site

Most dry lining problems on a volume site come from a gang on price with nobody checking the plot behind them. Back boxes and cables get boarded over. Boards go up before the plot is dry. The snags turn up at handover, when your programme has no room for them.

A late plot can cost the developer the sale. A buyer's mortgage offer has an expiry date, and a plot that is not ready before it runs out can lose the sale.

  • Back boxes and cables boarded over
  • Boards fixed in a plot that is not yet weathertight
  • The wrong board in a wet area or on a fire line
  • Gangs pulled to another site part way through a block
  • Snagging left to your site manager

How we run dry lining on your site

Every job has a named contracts manager, who visits the site often and is the one number your site manager rings. Each plot is photographed and recorded on a cloud-based quality system, signed off by the contracts manager and reviewed by our construction administrator before it is offered to you.

The records are kept in Site Audit Pro. You can have them on request. So your site manager is not our snagging department.

Which board goes where on a new-build home

The specification sets the board. On most new-build homes that means standard wallboard to general walls and ceilings, moisture resistant board to wet rooms, and fire rated or acoustic board where the fire and sound design calls for it.

The board named in your specification is the board in our price.

It has traded since 1998 and, by its own estimate, has completed more than 30,000 homes.
How large a dry lining package can JMC Drywall take on?
JMC Drywall Ltd is dry lining 450 homes at Westcombe Park in Heybridge for Countryside Partnerships, a contract worth £3.5m across four trades. It is also on site at Victoria Gardens, 272 homes, and Samphire Meadows, 231 homes. Send the programme with your tender enquiry and we will say plainly whether we have the labour for it.
Which trades do you carry out with the dry lining?
On our current schemes, dry lining sits alongside other trades under one sub-contract. At Harolds Gate in Harleston, 162 homes for Orbit Homes, we carry out dry lining with tape and jointing. At Castleton Grange in Eye, 127 homes for Persimmon Homes, it comes with tape and jointing and external render. Send the trades you want priced with your tender enquiry.
Which manufacturers' boards and systems do you install?
JMC Drywall Ltd is on the installer registers of British Gypsum, Knauf, Saint-Gobain Weber and K Rend. We install the board and system named in your specification. Where a specification names a manufacturer's tested system for fire or sound, we fix it as the manufacturer details it, as the test result depends on it.
